Service Overview

Our Assess & Negotiate package gives you the clarity and edge you need when acquiring property, whether you’re buying your first home or growing a portfolio.

We handle the research, inspections, due diligence and negotiation so you don’t bear the risk alone. It’s an accessible entry point into our wider buyer’s agent services.

What’s Included

We cover every key step required to give you a full picture of your prospective purchase:

  • Market research & analysis of current demand and recent sales in your target area
  • Zoning, title and overlay searches to uncover non-obvious risks and opportunities
  • Rental appraisal and valuation assessment to test income and growth assumptions
  • Contract review and negotiation support to ensure you secure the best terms possible

How It Works

We deliver thorough property assessments for the homes or investments you’re considering. Each one covers market research, inspections, condition reports, zoning and overlay searches, title search coordination with your solicitor, plus detailed rental and valuation appraisals.

Why Professional Negotiation Matters

Negotiating property isn’t just about getting a lower price; it’s about understanding value, risk and leverage. A professional negotiator knows how to read the market, separate emotion from fact and position your offer for the best result.

Because we’re trained valuers, we know when a property is overpriced, where you have room to move and how to structure terms that work in your favour (and not just the seller’s). That difference can save you thousands and protect your investment long after settlement.

Communication & Transparency

From day one you’ll know exactly what’s happening. We keep you updated via our online portal and through personalised calls and emails. You’ll get clear insights, plain-English summaries and direct access to your advisor.

Fees & Value

Our Assess & Negotiate service is designed to deliver professional due diligence and negotiation support without the full cost of a buyer’s agency engagement. You get clarity, confidence and expert leverage – all backed by valuation expertise.

Transparent, results-based pricing:

  • $1,000 + GST upfront – covers the full property assessment, including research, inspection coordination, valuation analysis and due diligence reporting.
  • $4,000 + GST success fee – payable only once your property is secured.

This split structure keeps costs predictable while aligning our success with yours. It ensures you receive comprehensive insights upfront and only pay the balance when results are achieved.

Frequently asked questions

What is included in the assess & negotiate service?

It includes research, due diligence reporting (council checks), rental/valuation appraisal, contract review and negotiation strategy.

How much does the service cost?

Our Assess & Negotiate service is offered at a flat rate of $5,000 + GST, split into two stages: $1,000 + GST upfront for the property assessment and $4,000 + GST payable only once the property is successfully secured. This transparent, results-based structure ensures you know exactly what you’re paying – and only complete payment once outcomes are achieved.

How do you determine what price to offer?

We combine market analysis, comparable sales, rental potential, risk factors and inspection findings to set a confident offer range.

What makes your negotiation approach different from doing it myself?

When you negotiate on your own, you’re often relying on emotion, agent advice or online estimates that don’t reflect a property’s true market value. We take a professional, data-backed approach grounded in valuation expertise.

Every negotiation is guided by evidence (recent comparable sales, rental performance, zoning insights and risk factors) so you understand exactly where the property sits in the market and where you have leverage. With this clarity, we help you structure offers and terms that protect your position and secure a better outcome, not just a faster deal.

Do I need to attend the inspections?

Yes, you must attend inspections yourself. If you’d like us to handle them for you, consider our Full Service Buyer’s Agency for complete end-to-end support.

Can you negotiate on properties at auction?

Yes. We can provide support for pre-auction offers, and if you’d like us to attend and bid on auction day, this can be added for a reduced additional fee under our Auction Bidding Service.

How long does the process take?

Most clients secure a property within 3–6 weeks, though the timeline depends on how many properties you’re sourcing and inspecting yourself. This service is client-led, meaning we move at your pace while providing expert support and negotiation throughout. Engagements are valid for a 3-month period.
