Why Brisbane's Unit Market Is Defying Expectations

Recent commentary suggests Brisbane's property market is losing momentum. But beneath the headlines, one segment continues to outperform.

Monthly price growth has moderated, buyers have more choice than they did a year ago, and confidence is beginning to settle after two years of exceptional market performance.

Yet beneath those headlines, one segment of the market continues to tell a very different story.

Brisbane's unit market has outperformed detached houses over the past 12 months, recording stronger capital growth while continuing to deliver higher rental yields.

At first glance, that seems difficult to reconcile.

If Brisbane's property market is becoming more balanced, why are units continuing to outperform?

The answer lies in understanding the forces reshaping buyer demand, and why broad market statistics only tell part of the story

 

Understanding the Shift in Buyer Demand

There is little doubt that affordability has become one of the biggest influences on Brisbane's property market.

As house prices have continued to climb, many buyers have been priced out of detached housing in the suburbs they want to live in. Rather than moving further from employment, transport and lifestyle amenity, many have turned their attention to well-located apartments and townhouses.

This shift has expanded demand for quality units in established suburbs, particularly those with strong owner-occupier appeal and limited future supply.

Affordability isn't the only factor driving demand. Government incentives, population growth and tight rental conditions have all reinforced the shift towards quality apartments.

 

Government policy is changing the buyer mix

Another factor influencing the market has been the expansion of government support for first-home buyers.

While the First Home Guarantee has been available since 2022, the scheme was significantly expanded from 1 October 2025, removing income caps, increasing property price thresholds and making the guarantee available to a much broader group of eligible buyers. The scheme allows eligible purchasers to enter the market with as little as a 5% deposit without paying Lenders Mortgage Insurance.

Combined with the housing measures introduced in the 2026 Federal Budget, these changes have broadened the pool of buyers able to compete for well-located apartments and townhouses.

Importantly, these initiatives haven't created demand on their own. Rather, they have amplified demand that was already building as rising house prices, constrained borrowing capacity and Brisbane's strong population growth encouraged more buyers to consider quality units in established suburbs.

For many first-home buyers, the difference between saving a 20% deposit and a 5%deposit is the difference between remaining on the sidelines and entering the market. As more buyers compete for a relatively limited supply of established units in desirable locations, increased competition naturally places upward pressure on prices.

Not every unit market is performing the same

The headline growth figures tell only part of the story.

Brisbane's apartment market is far from uniform, and investors should be cautious about treating all units as a single asset class.

Established apartments in tightly held suburbs with strongowner-occupier demand have generally experienced the strongest performance. These locations often benefit from mature infrastructure, transport connectivity, lifestyle amenity and limited opportunities for competing supply.

By comparison, markets with significant volumes of new apartment development can behave very differently. Greater supply, investor-focused stock and ongoing competition between developments can place downward pressure on both rental performance and capital growth.

This distinction is becoming increasingly important.

The strongest-performing units are not simply those that are affordable. They are the properties that combine affordability with scarcity, liveability and broad owner-occupier appeal.

What this means for investors

The recent performance of Brisbane's unit market doesn't suggest investors should abandon detached housing in favour of apartments.

Nor does it suggest every unit represents a quality investment.

Instead, it reinforces a principle that is becoming increasingly relevant as Brisbane's market matures.

Market data tells you what's happening. Successful investing comes from understanding why, and what happens next.

As the pace of growth begins to normalise, the market is becoming more selective. Differences between suburbs, property types and individual assets are becoming more pronounced, making careful research and due diligence increasingly important.
